Roof Repair Smedway's Flat Roof Repair crews are trained on TPO, EPDM, and modified bitumen systems across Durham, not general shingle work applied to a flat surface.
A flat roof leak rarely shows up directly above where the water actually entered — membrane systems move water laterally before it drips through.
Commercial Flat Roof Repair scheduling is built around minimizing disruption to your Durham business operations.
Insurance documentation available before work begins on any Durham commercial property.
We coordinate timing to reduce impact on tenants or foot traffic wherever possible.
No surprise costs once we're already on the roof mid-repair.
Proper membrane welding equipment prevents the seam failures common with improvised patches.
Flat roof issues cover a specific range of membrane and drainage problems — here's our Flat Roof Repair scope.
We test repaired seams for a proper bond before considering the Flat Roof Repair job complete.
We identify the membrane type first, since EPDM and TPO repairs use different adhesive systems.
Standing water that doesn't drain within 48 hours accelerates membrane breakdown and needs a drainage fix, not just a patch.
Modified bitumen blisters and seam issues are repaired using proper torch-down or cold-adhesive technique depending on the situation.
Clogged or damaged drains are a leading cause of Durham flat roof ponding and membrane stress.
Rooftop HVAC units and their curbs are a frequent source of Durham commercial roof leaks that general roofers often overlook.
Commercial Flat Roof Repair visits are scheduled around your operating hours whenever the situation allows.
A technician inspects the membrane system, checking seams, drains, and any ponding areas.
Repair scope and pricing are explained clearly so you can plan around business operations.
Repairs are completed using membrane-appropriate technique, then tested before we consider the job done.
